Many are offering specific niche products – something that developers, Realtors and builders believe will aid in their success. From affordable town homes in King William County to a golf course community in Chesterfield County, the niche markets are seeing lots of buyer interest and a pickup in sales that began in January. Tascon Group Inc.’s ninth community in the Richmond area is The Pointe at Magnolia Lakes in Chester. These first-floor-living, two- and three-bedroom homes come with all maintenance provided as well as a clubhouse, fitness center and outdoor pool. The 1,204- to 2,308-square-foot homes are priced from the $250,000s to the $370,000s. Hometown Realty has already sold four town houses in Kennington, a King William development that will have 400 homes. “We are in a great price point and they are wide lots that allow for two-car garages,” said Mike Chenault, president of Hometown Realty, about the town homes that start in the $180,000s and houses that start in the $240,000s. “And having a pool and a clubhouse is usually reserved for the $400,000 to $600,000 price-range community.” A membership at Westham Golf Club, an 18-hole Nicklaus-design course, comes with being a homeowner at Magnolia Green in Chesterfield County. “There is virtually every type of product in the community,” said Steven F. Valdivieso, senior operations manager for Magnolia Green Development LLC, about the town homes, condominiums and single family homes. The development will also have retail, commercial and office space. “The biggest thing making us different is not only a golf course but the affordability. The multifamily product starts in the $200,000s. The single-family starts in the $300,000s. We are very excited.”
